Why Service a Furnace You Only Run a Few Times a Year?

It is a fair question, and here is the answer. Light use is not gentle use. Your furnace sits idle for ten months and then gets asked to work on the first cold night. The parts that fail here are the ones that fail from sitting: igniters, flame sensors, switches, and anything that collects dust.

That is also why the failures cluster. The first genuinely cold week of the year is the busiest week of our heating season, because half the county turns the heat on in the same few days.

A tune-up before that week is worth more here than it would be in a cold climate.

What Is Included in a Furnace Tune-Up?

Three groups: what we inspect, what we service, and what is priced separately.

We inspect

Combustion and the products of it, including a carbon monoxide check. The heat exchanger. The igniter and the flame sensor. The gas valve and the supply pressure. The venting and the flue. The limit and pressure switches. The blower, its motor, and the airflow it produces. The thermostat and the full firing sequence.

We service

Clean the flame sensor and the burners. Clear the blower compartment. Tighten the electrical connections. Check and adjust airflow. Run the system through a full heating cycle from a cold start and confirm it holds temperature and shuts down correctly.

Priced separately

Filters and any part that needs replacing. A fault we find during the visit does not go on the same invoice: it gets its own written scope and price, and you decide whether to go ahead.

What a Tune-Up Catches Early

Ignition components on their way out

Igniters and flame sensors degrade before they fail, and a test shows that degradation. These two parts are behind a large share of no-heat calls.

Combustion and venting problems

We test combustion and check for carbon monoxide on every heating visit. A cracked heat exchanger is the one furnace fault that matters more than money, and it cannot be seen without opening the unit.

Airflow restrictions

A loaded filter or a restricted return makes the furnace cycle on its limit switch, which looks like a control fault and is actually an airflow problem.

Wear on the blower

The blower runs in both seasons on most systems here, so it accumulates hours whether or not you use the heat.

What a tune-up does not do. It does not guarantee nothing will break, and it does not come with a fixed cut in your gas bill or a set number of extra years on the furnace. What you get is an accurate picture of the system's condition, a combustion test, and a list of what needs attention.

When to Schedule It

Once a year, in fall, before the first cold week. That is the point where a problem found is cheap to fix and easy to schedule, and where we are not competing with everyone else who turned the heat on and heard a noise.

If the same equipment cools the house in summer, the blower and the ducts are shared, so a fall heating visit and a spring cooling visit cover the whole system across the year. Our HVAC Tune-Up page covers doing both contours in one visit.

If your heating comes from a heat pump, the schedule is different, because that system runs year round. See Heat Pump Maintenance.

Check your own paperwork too: many manufacturer warranties require documented annual maintenance to stay in force.

How a Maintenance Visit Works

  1. 1

    Schedule

Tell us the system, how many units, what times work for you, and anything you noticed last season. We confirm the date and the time window with you.

  2. 2

    Confirm the checklist

Before we come out, you know which checks and which service tasks are in your tune-up, and what it costs.

  3. 3

    Inspect and service

We work through the agreed list on the equipment you have.

  4. 4

    Test and explain

We run a full heating cycle, test combustion, then tell you the condition the system is in and what we recommend.

  5. 5

Any repair is a separate decision

If we find a fault, it gets its own scope and price. Nothing extra happens on the day without your approval.

What Does Furnace Maintenance Cost?

You get the price when you book, before we come out.

What affects the price

  • The type of equipment and how many systems are being serviced.
  • Whether the same equipment also cools, which changes what is worth checking in one visit.
  • Which service tasks are included alongside the inspection.
  • Filters and replacement parts, which are priced on their own.

At the end of the visit, you hear what we found

  • Combustion and CO test results
  • What was serviced
  • What needs attention
  • What can wait, and roughly how long

Tune-up price

A repair found during the visit is quoted separately and never folded into the tune-up price.

Why Homeowners Choose GVK for Furnace Maintenance

Combustion and CO tested every visit

Every visit, as part of the service. The one furnace fault that matters more than money is the one you cannot see without opening the unit.

The checklist matches your equipment

A gas furnace, a wall unit, and a heat pump get different lists. Yours is built around what is actually installed.

You hear what we found

What was checked, what was serviced, and what needs attention, including the items that can wait and roughly how long.

No repairs added on the day

A fault found during a tune-up gets its own written scope and price. The visit stays the visit you booked.

Is there a difference between a tune-up and maintenance?

On this site they mean the same visit. Tune-Up is the wording in our booking form, maintenance is the wording for the service. Either way it is a planned visit on a system that works. A system that has stopped heating is a repair call.

What is included, and how long does it take?

The checks and service tasks are listed above, and combustion testing is part of every heating visit. It is a single visit, and we give you the time window when we confirm. The length depends on how many systems are being serviced and their condition.

How often should a furnace be serviced here?

Once a year, in fall. The argument for it in this climate is the opposite of what you might expect: the furnace sits unused for ten months, and sitting is what breaks the parts that fail here.

Are filters and parts included?

No. The visit covers the inspection and the agreed service tasks. Filters and replacement parts are priced separately, and we tell you the cost before we fit anything.

What happens if you find a problem?

You get a written scope and price for that repair, separate from the tune-up. Whether we do it is your call, and it can wait for another visit. Nothing gets added to the day's work without your approval.

Do I have to sign up for a plan?

No. We do not run a membership program, so there is nothing to subscribe to, renew, or cancel. You book the visit you want, when you want it.

Can you service the heating and the cooling in one visit?

Yes, and on most systems here it makes sense because the blower, the ducts, the filter, and the thermostat are shared. See our HVAC Tune-Up page.
