What Is Included in an AC Tune-Up?

Three groups: what we inspect, what we service, and what is priced separately.

We inspect

Refrigerant charge and operating pressures. The evaporator and condenser coils. Electrical components and connections, including the contactor and the capacitor. The thermostat and its calibration. The blower, its motor, and the airflow it produces. The condensate drain and pan. The disconnect and the line set insulation.

We service

Clean the condenser coil. Clear the condensate drain. Tighten the electrical connections. Check and adjust airflow. Run the full cooling sequence from a cold start and confirm the system holds temperature.

Priced separately

Filters, refrigerant, and any part that needs replacing. A fault we find during the visit does not go on the same invoice: it gets its own written scope and price, and you decide whether to go ahead.

What a Tune-Up Catches Early

Wear on the moving parts

Motors, bearings, and the blower wheel. Wear shows up as noise and current draw long before it shows up as a system that will not start.

Airflow restrictions

A loaded filter, a dirty coil, or a closed damper makes the system work harder for the same result, and the compressor takes that strain.

Drainage

A condensate line blocks gradually. Finding it at a tune-up is the difference between clearing a drain and repairing water damage.

Electrical components

Capacitors and contactors degrade before they fail. Close to the coast, corrosion on contacts and connections gets there first.

What a tune-up does not do. It does not guarantee nothing will break, and it does not come with a fixed cut in your bill or a set number of extra years on the system. What you get is an accurate picture of the system's condition and a list of what needs attention, ranked by what can wait.

When to Schedule It

Once a year for cooling, in spring before the first stretch of real heat. A problem found in April is cheap to fix and easy to schedule. The same problem found in August is neither.

If you are close enough to the coast for salt in the air, treat once a year as the minimum. Corroded contacts and thinned coil fins are what we find on coastal systems that go two or three years between visits.

If the same equipment heats the house, or it is a heat pump running in both modes, the frequency depends on the use and on what the manufacturer requires. Tell us what you have and we will tell you what applies.

Check your own paperwork too: many manufacturer warranties require documented annual maintenance to stay in force.

How a Maintenance Visit Works

Technician recording readings beside an outdoor AC unit
  1. 1

    Schedule

Tell us the system, how many units, what times work for you, and anything you have noticed lately. We confirm the date and the time window with you.

  2. 2

    Confirm the checklist

Before we come out, you know which checks and which service tasks are in your tune-up, and what it costs.

  3. 3

    Inspect and service

We work through the agreed list on the equipment you have.

  4. 4

    Test and explain

We run the system, then tell you the condition it is in, what we serviced, and what we recommend.

  5. 5

Any repair is a separate decision

If we find a fault, it gets its own scope and price. Nothing extra happens on the day without your approval.

What Does AC Maintenance Cost?

You get the price when you book, before we come out.

What affects the price

  • The type of equipment and how many systems are being serviced.
  • Whether the system cools only, or heats and cools.
  • Which service tasks are included alongside the inspection.
  • Filters, refrigerant, and replacement parts, which are priced on their own.

At the end of the visit, you hear what we found

  • What was checked
  • What was serviced
  • What needs attention
  • What can wait, and roughly how long

Tune-up price

A repair found during the visit is quoted separately and never folded into the tune-up price.

Why Homeowners Choose GVK for AC Maintenance

The checklist matches your equipment

A split system, a heat pump, and a roof top package unit do not get the same list. Yours is built around what is actually installed.

You hear what we found

What was checked, what was serviced, and what needs attention, including the items that can wait and roughly how long they can wait.

No repairs added on the day

A fault found during a tune-up gets its own written scope and price. You approve it or you do not, and the visit stays the visit you booked.

Tested before we leave

We run the full cooling sequence and confirm the system performs before we close out the visit.

Is there a difference between a tune-up and maintenance?

On this site they mean the same visit. Tune-Up is the wording in our booking form, maintenance is the wording for the service. Either way it is a planned visit on a system that is working. A system that has stopped cooling is a repair call.

What is included, and how long does it take?

The checks and the service tasks are listed above. It is a single visit, and we give you the time window when we confirm the appointment. The length depends on how many systems are being serviced and the condition they are in.

How often should I have the AC serviced?

Once a year is the general answer, in spring before the heat arrives. Closer to the coast, do not stretch it past a year. If the same equipment heats the house, the schedule changes, so tell us what is installed.

Are filters, refrigerant, and parts included?

No. The visit covers the inspection and the agreed service tasks. Filters, refrigerant, and replacement parts are priced separately, and we tell you the cost before we fit anything.

What happens if you find a problem?

You get a written scope and price for that repair, separate from the tune-up. Whether we do it is your call, and it can wait for another visit. Nothing gets added to the day's work without your approval.

Do I have to sign up for a plan?

No. We do not run a membership program, so there is nothing to subscribe to, renew, or cancel. You book the visit you want, when you want it.

What happens after I schedule maintenance?

We confirm your address and the equipment, agree a date and a time window, and confirm what your tune-up includes and what it costs before we come out.
